    Diagnose The Unit

    Tech checks the unit top to bottom: pilot light or igniter, gas valve and thermocouple (or heating elements and thermostats on electric), T&P relief valve, dip tube, anode rod condition, expansion tank, and venting. Reads error codes on tankless units. Checks gas pressure at the unit on gas models. Looks for tank corrosion, fitting leaks, and burner debris. 20 to 40 minutes. You can stand by if you want to learn what's happening, or step away. Tech will call you over when there's a finding to look at.

  2. Step 2

    Repair-Or-Replace Conversation

    Honest call based on age, failure mode, and condition. Tank under 8 years old with a single-component failure (thermocouple, gas valve, element, thermostat): repair. Tank 10+ years old or leaking from the body itself: replace, because spending a few hundred dollars on a tank that's about to fail anyway is wasted money. Tankless under 12 years old with a sensor or board fault: repair. We don't push a new unit when a small part fixes it. We don't recommend a repair that's about to fail again. 10 to 20 minutes for the conversation. You see the failed parts, you hear the reasoning, you make the call.

  3. Step 3

    Quote With All Code Items

    Flat-rate quote written on a work order, including any code upgrades the inspector will require on a replacement (seismic strapping, expansion tank, T&P discharge to exterior or pan, proper gas venting, flexible appliance connectors). 10 to 15 minutes. You see every line item before approval. Replacement quotes show the unit cost, the labor, the code items, the haul-away of the old unit, and the permit fee broken out. No bundled mystery numbers. You approve, we proceed.

  4. Step 4

    Execute Repair Or Swap

    Component repairs run 1 to 3 hours typical. Tank swap: drain the old unit (45 to 60 minutes), disconnect gas or electrical and water connections, haul the old unit out, set the new unit, reconnect, fill, vent, and fire. 3 to 5 hours total for a standard tank. Tankless install or swap runs 4 to 8 hours depending on gas line and venting requirements. You'll have no hot water during the work. Plan around it. We turn cold-water supply off briefly during connection work, then back on as fast as possible.

  5. Step 5

    Permit, Fire-Up, And Walkthrough

    On a replacement we pull the city permit (often same-day in SFV cities) and schedule the inspector. Inspector signs off the install (seismic strap, expansion tank, T&P, venting, flue clearance). Tech fires the unit, sets temperature to 120F default unless you request otherwise, and verifies hot water at the closest fixture. We walk you through the unit's controls, where the shutoff valves are, and what annual maintenance looks like (anode check at year 5, tankless descale every 12 to 18 months in SFV hard water). Workmanship warranty and manufacturer warranty paperwork goes with you. 20 to 30 minutes for the walkthrough. Total project 4 to 8 hours for most tank swaps, 6 to 10 for tankless installs.
